Patio Covers, Pergolas & Decks in Thornton, CO
Building a Patio Cover, Pergola or Deck in Thornton: What to Know
Permits in Thornton come from the city's Building Division through its CityView permit portal. Thornton adopted the 2024 International Codes and the 2023 National Electrical Code effective July 1, 2025. The city's design criteria use a 30 psf snow load, a 36-inch frost depth to the bottom of footings and a 105 mph design wind speed.
When you need a permit:
- Patio covers: patio covers, awnings and carports all need a permit. Thornton's patio cover guide calls for fire-rated walls within 5 feet of the property line (3 feet if the home has sprinklers).
- Decks: attached decks at any height need a permit, as does any deck serving the main exit door or sitting in the front yard. Detached decks under 200 sq ft and under 30 inches high are exempt.
- Pergolas: the city's 311 guidance says pergolas and pergola-covered patios need a permit.
- Screen rooms and sunrooms: patio enclosures and screened porches both need a permit.
Setbacks for rear-yard decks. In Thornton, rear-yard decks between 30 inches and 8 feet tall can extend into the setback, up to 10 feet from the property line. Taller or enclosed decks have to meet the full setback, which matters on smaller lots.
Contractors need a Thornton license (deck and patio cover work falls under Class D Specialty). Check with the city before you build, since rules change.
