Patio Covers, Pergolas & Decks in Commerce City, CO
Building a Patio Cover, Pergola or Deck in Commerce City: What to Know
Permits in Commerce City come from the Building Safety Division (303-289-3790) through the eTRAKiT portal. The city builds to the 2021 codes with local amendments (the C3BC) and the 2023 National Electrical Code. Its local design criteria use a 35 psf ground snow load (raised from 30), a 115 mph design wind speed and a 36-inch frost depth.
When you need a permit:
- Decks and porches: new decks and changes to existing ones need a permit. On-grade patios are exempt. Deck footings must go 36 inches deep.
- Patio covers and sunrooms: both need a permit. A cover built on a deck needs details showing how the deck attaches to the house and resists sideways loads.
- Small sheds: detached one-story sheds up to 256 sq ft are exempt.
The 65% glass rule for enclosures. In Commerce City, an enclosed patio cover must be one story and at least 65% glazed on the longest wall and one adjacent wall. Below 65%, it's treated as a full addition. Enclosing an existing cover also requires an evaluation report from a listing agency. We design screen rooms and sunrooms with this in mind.
Commerce City requires a current city contractor license, and work that doesn't need a permit still has to meet the Land Development Code and your HOA rules.
