Patio Covers, Pergolas & Decks in Aurora, CO
Building a Patio Cover, Pergola or Deck in Aurora: What to Know
Aurora uses a heavier snow load than most of its neighbors. The city's residential code uses a 40 psf ground snow load, a 105 mph design wind speed and a 36-inch frost depth for footings. Eastern Aurora gets full plains wind, so post anchoring and uplift connections matter as much as the roof.
When you need a permit:
- Attached patio covers: always, and Aurora's patio cover guide says zoning approval is required for every project.
- Freestanding pergolas and shade structures: Aurora only exempts detached shade structures of 120 sq ft or less. Anything larger needs a permit. That limit is lower than the 200 sq ft many nearby cities allow.
- Decks: a deck is exempt only if it is 200 sq ft or less, no more than 30 inches above grade, not attached to the house, and not serving the required exit door.
Watch the property line. Aurora doesn't allow any part of a patio cover closer than 2 feet to the property line. Construction within 5 feet needs 1-hour fire-resistant protection. On the tighter lots in newer subdivisions, this often decides how big the cover can be.
Enclosing an existing patio cover. Aurora allows it as a non-heated, non-habitable space. The longer wall plus one other wall must stay at least 65% open or glazed, your existing house windows and doors stay in place, and engineered wind, snow and foundation plans may be required.
Permits run through Aurora4Biz, the city's online portal. From Southlands and Saddle Rock to Tallyn's Reach, most Aurora neighborhoods also have HOA design review. We prepare both submittals.

Aurora FAQs
Do I need a permit for a pergola in Aurora?
If it's attached to the house, or freestanding and over 120 sq ft, yes.
Can I screen in my existing patio cover in Aurora?
Usually. It has to stay non-heated, keep the required open or glazed area, and not block egress windows. We'll check your existing cover's structure first.
