Building a Patio Cover, Pergola or Deck in Littleton: What to Know

Permits in Littleton come from the City of Littleton Building Division through its eTRAKiT portal. Littleton builds to the 2024 International Residential and Building Codes and the 2026 National Electrical Code.

When you need a permit:

  • Patio covers and sunrooms: additions and new roofed structures attached to the home need a building permit.
  • Decks: under the city's July 2024 permit handout, a deck under 200 sq ft that sits less than 30 inches above grade, isn't supported by another structure and doesn't serve the main entrance no longer needs a permit. Anything larger, higher or attached does.
  • Exempt projects: even when a building permit isn't needed, Littleton may still require a separate Planning (zoning) review.

Historic homes need an extra step. In Littleton's historic districts and on landmark properties, minor exterior changes are approved by staff and major changes go to the Historical Preservation Board. Plan for that time before you order materials.

Littleton requires contractors to hold a city license (Class A, B or C) to pull permits. For snow load and frost depth, the city's design criteria table is the source to check; call the Permit Center at 303-795-3751 to confirm the numbers for your lot.

Built for Colorado's Climate, Permitted for Your City.

Colorado's intense UV, heavy spring snow loads, hail, and rapid freeze-thaw cycles demand structures engineered specifically for the Front Range. Our patio covers, pergolas, screen rooms, and decks are built with materials and fastening methods rated for these conditions, so your outdoor shade structure holds up season after season.

Each municipality, from Denver to Aurora, Arvada, Westminster, Thornton, Lakewood, Littleton, Centennial, and Highlands Ranch, has its own permitting rules, setback requirements, and HOA design standards. Our team handles the paperwork and inspections so homeowners don't have to navigate it alone.
