Patio Covers, Pergolas & Decks in Conifer, CO

Mountain properties in Conifer bring slopes, heavy snow, and wildfire considerations. We build patio covers, pergolas, screen rooms, and decks designed for foothills conditions and uneven terrain, and we work through Jefferson County permitting for your project.

Building a Patio Cover, Pergola or Deck in Conifer: What to Know

Conifer is unincorporated Jefferson County, so permits come from Jefferson County Building Safety (303-271-8260) through the Jeffco Citizen Portal. The county adopted the 2024 International Codes effective July 1, 2026, with a 36-inch frost depth and decks designed for 40 psf live load or the roof snow load, whichever is greater.

High elevation means heavy snow loads. Jefferson County's snow load table goes up fast with elevation: 67 psf ground snow at 7,500 feet, 82 psf at 8,000 feet, 97 psf at 8,500 feet and 114 psf at 9,000 feet. Many Conifer homes sit in that band, so a patio cover designed for Denver's snow won't pass here. We design every Conifer cover to your lot's actual elevation.

When you need a permit:

  • Decks: under the county's deck guide, decks 12 inches or lower don't need a permit, decks over 12 inches and under 30 inches need a Miscellaneous Permit, and decks 30 inches or higher need a Building Permit. A cover over a deck needs a Building Permit at any height.
  • Freestanding structures: detached accessory structures of 120 sq ft or less, at least 10 feet from the house and no taller than 14 feet, can be exempt from a building permit. Anything closer to the house needs a Building Permit.
  • Patio covers, screen rooms and sunrooms: the county publishes separate "Patio Cover" and "Enclosing Patio" building guides. Expect a permit.

Wildfire hardening. Properties inside the county's WUI Overlay District fall under the Wildfire Resiliency Code for permits applied for on or after July 1, 2026. That affects decking, framing sizes and the first 5 feet around the home. Check the county's WUI map for your lot.

General contractors need a Jefferson County Contractors License. Confirm current requirements with Building Safety before you build.

Colorado's intense UV, heavy spring snow loads, hail, and rapid freeze-thaw cycles demand structures engineered specifically for the Front Range. Our patio covers, pergolas, screen rooms, and decks are built with materials and fastening methods rated for these conditions, so your outdoor shade structure holds up season after season.

Each municipality, from Denver to Aurora, Arvada, Westminster, Thornton, Lakewood, Littleton, Centennial, and Highlands Ranch, has its own permitting rules, setback requirements, and HOA design standards. Our team handles the paperwork and inspections so homeowners don't have to navigate it alone.
